A word on utility cost statements, because they are the most frequent source of disputes in commercial properties: as soon as a property combines several types of use, a single allocation key is no longer enough. Heating and hot water, ventilation, general electricity or the upkeep of shared areas burden apartments and commercial space differently – and must be allocated differently as a result. We define the keys cleanly in the lease and produce a comprehensible annual statement. That spares you queries, objections and, in the worst case, a trip to the conciliation authority.

Third-party costs – such as invoices from tradespeople – are passed on separately and transparently, always after prior consultation. The management service itself is included in the fixed price, with no additional fees for reminders or handovers.

What's different

Commercial property management is not the same as residential management.

Commercial properties are subject to different legal frameworks: commercial leases fall under the Code of Obligations rather than residential tenancy law – meaning more room for negotiation, but also more responsibility for sound contract drafting.

Utility cost statements are often more complex, tenant profiles more diverse, and technical upkeep more demanding. We know these differences and act accordingly.

Managing a commercial building as if it were a purely residential property risks mistakes with consequences: incorrectly allocated utility costs, unclear rules on tenant fit-outs, or notice periods that do not match the use. That is exactly why we treat commercial space as what it is – a specialist field of its own.

How much does it cost to have a commercial building managed?

Fixed price instead of a percentage model – you know the costs before you sign.

Most management firms charge a percentage of rental income – typically several percent of the annual rent. That means: when the rent rises, the fee automatically rises too, without the firm doing any more work. We deliberately chose the opposite. You receive a fixed-price offer before the contract begins, based on the actual workload – not on the level of your rental income.

The fixed-price offer for commercial space is based on the factors that actually determine the management workload: the number of tenancies, the types of use in the property, the extent of the technical installations and the requirements for billing and reporting. So you pay for the work your property generates – not for how much rent it brings in.

The fixed-price principle also removes a conflict of interest that is built into the percentage model: anyone earning a percentage of rental income profits from every rent increase – regardless of whether it is in the owner's interest. We earn the same no matter how high the rent is, and therefore always act in your interest.

Our sample calculation on the flat-rate page shows how big the difference can be: for a building with CHF 120,000 in annual rent and six units, a 6 percent model costs CHF 7,200 per year – the RESONUS fixed price CHF 4,140. And because third-party costs are always passed on separately and after prior consultation, you know at all times what you are paying for.
