According to the Municipality of Zollikofen, 12'121 people lived in the municipality at the end of 2025, compared with 10'798 at the end of 2020. That is an increase of 1'323 residents, or around 12.3 percent in five years.
According to Raiffeisen's municipal profile, which draws on the vacancy survey conducted by the Federal Statistical Office, Zollikofen's vacancy rate stood at 0.9 percent on June 1, 2025. This was below the cantonal rate of 1.12 percent (Canton of Bern/FSO, reference date June 1, 2025). This matches our experience in property management: well-presented homes offered at market-appropriate rents generally attract numerous applications very quickly in Zollikofen. We would therefore not describe the rental market as relaxed.
For rents, it is useful to compare two different datasets. RealAdvisor reported a median asking rent of CHF 2'982 per month, or CHF 27.08 per square metre per month, for postcode 3052 when accessed on July 30, 2026. The wide range of listings indicates that homes of very different sizes and standards are included. Raiffeisen's municipal profile models a net rent of CHF 2'258 per month for a typical new four-room apartment measuring 100 square metres. Both figures are reference points, not rental recommendations. Location, condition, floor plan, fit-out standard and ancillary costs remain decisive for an individual letting.
The Klee Zollikofen Development
On Kreuzstrasse in Oberzollikofen, "Klee Zollikofen" has become one of the municipality's larger residential developments. It comprises 175 apartments with 1.5 to 5.5 rooms. GWJ Architektur states a gross floor area of 20'884 square metres under SIA 416. Meili Management AG is the developer, while GWJ was responsible for architecture and general planning.
The scheme also includes around 1'350 square metres of commercial space, shared areas and photovoltaic elements on the roof and façade. A daycare centre and café formed part of the intended use concept. Construction started in 2023, and the first apartments were ready for occupancy from summer 2025. Developments Across Northern Bern
Viererfeld/Mittelfeld is located in Bern's Länggasse-Felsenau district and does not directly border Zollikofen. In the long term, it is intended to provide housing for around 3'000 people. According to the City of Bern's current schedule, site development and soil improvement works are due to begin in mid-2027. Residential construction is scheduled from 2030, with the first homes occupied from 2032.
Timing also matters at Wankdorf: the underground roundabout and tram connection have been operational for years. At Guisanplatz, utilities, tram tracks and the street space are currently being renewed through the end of 2027. By contrast, the BUGAW project for the Bolligenstrasse area remains subject to legal proceedings; the City of Bern maintained its appeal in April 2026. For Zollikofen, these schemes are part of the regional context, but they are not a guaranteed short-term growth driver.
What This Means for Property Owners
The combination of around 12.3 percent population growth since 2020 and a vacancy rate of 0.9 percent points to a fundamentally receptive rental market. The 175 homes in the Klee quarter increase supply, but do not automatically indicate oversupply. In our property management work, we continue to see numerous applications arrive quickly when the price, condition and presentation are right. For owners, a realistic rental assessment, complete documentation, strong photography and prompt handling of enquiries matter more than broad claims about the market as a whole.
