Growth & the Housing Market
Belp currently has around 11'800 residents. The municipality itself cites 11'864 people in its "Facts & Figures," while a local online portal puts the population at 11'653 — an increase of 32 compared to the previous year. The slightly differing figures are explained by the different reporting dates of each survey.
The picture is even clearer on the housing market: the vacancy rate stood at 0.72 percent in 2024 — well below the Swiss national average of 1.08 percent. In the canton of Bern as a whole, the rate was 1.12 percent as of June 1, 2025. Belp therefore has a noticeably tighter housing market than the cantonal average. Apartments currently listed on the market cost an average of around CHF 1'680 per month, with 80 percent of listings ranging between CHF 1'085 and CHF 2'179. That works out to an average of CHF 32.58 per square meter per month.
New Development "Wohnen in Belp"
At Rubigenstrasse 36, the new development "Wohnen in Belp" — also known under the name "Orangerie" — is taking shape. The plan calls for 2.5- to 4.5-room rental apartments built in ecological timber construction to Minergie-A standard. A 22 kWp photovoltaic system feeds a self-consumption community (ZEV), heating is provided by an air/water heat pump, and the building technology is automated with a Loxone system. Transport links are good: the nearest bus stop is about 150 meters away, and Belp train station is roughly a 10-minute walk.
The Airport as a Location Factor
Bern Airport in Belp has shaped the municipality for decades — and is currently undergoing change on several fronts at once. Since March 19, 2026, a new satellite-guided southern approach to runway 32 has been in effect, intended to reduce aircraft noise for Bern, Ostermundigen, Muri b. Bern (Gümligen), Rüfenacht, and Rubigen. At the same time, a solar project by BKW and Bern Airport is being planned on the airport grounds, with construction slated to begin in 2026; the area originally planned at 25 hectares has since been revised down to 19 hectares of PV surface. Starting in April 2026, Jerez de la Frontera will also be added as a new flight destination.
For Belp's development as a location, what matters is how noise exposure, accessibility, and the economic momentum generated by the airport evolve in the years ahead.
What This Means for Property Owners
A low vacancy rate, a new residential development, and changes at the airport: Belp remains in motion. A tight supply generally means stable demand for owners of rental properties. At the same time, new requirements — such as those around aircraft noise — and new neighboring projects are raising the bar for professional, up-to-date management of one's own property – for example through property management in the Bern region.
