This objection is understandable – and it conflates two different things: a physical office and actual accessibility. How do tenants and owners really contact their property manager? A survey in Germany (Bitkom, 2026) found that 82 percent reach for the phone, 58 percent write an email – and only 1 percent use an app or portal. Walking through a shop door doesn't even appear among the contact channels surveyed. Accessibility happens on the phone and by email, not through a shop window.

And working decentrally doesn't make this work any slower. Many management fees contain hidden cost blocks: office rent, reception staff, infrastructure. That's not dishonest, but it's rarely visible. For context, here's our own model calculation for a small, centrally located office in Bern: office space there costs roughly CHF 215 to 320 per square meter per year, plus IT at CHF 120 to 250 per workstation per month, furniture and insurance.
